Australian land auctions are relatively unfamiliar to many, but securing the desired plot of land in a highly competitive, prime location can sometimes be a battleground. Auctions involve multiple layers of psychological warfare, yet few online resources share insights. We successfully bid for a piece of land last week, and we'd like to share our experience.
The land we won last week is located in Mansfield State High School. With numerous prestigious schools and excellent transportation, the area naturally makes for fierce competition! Therefore, we plan our strategies in advance to keep costs within a reasonable range.
Deployment tactics
1. Calm observation
As expected, three groups of people were eager to bid. Although we were determined to win, we decided to let the three groups compete with each other first, and only when the remaining two groups were bidding fiercely did we prepare to enter the market.
2. Act decisively
When one group hesitated and the other group thought the outcome was settled, we acted decisively, disrupting their plans! Ultimately, we successfully won the land with a "double bid" that was slightly higher than the other team's.
3. Control the auction atmosphere
Imagine if we jumped into the fray right from the start, it would have become a four-way melee, with auctioneers' enthusiasm running high and prices inevitably skyrocketing. We might have spent more, or even been outbid by the other party, breaking our budget, and ultimately leaving empty-handed, our efforts in vain.
Therefore, the most important thing about participating in an auction is to do your homework and seize the opportunity. Of course, with bids soaring by thousands of dollars per second, opportunities are fleeting and difficult to seize. For this reason, many clients, even those living in Brisbane, turn to us for bidding services. If you need help, please contact us.
