Land sales research: 1-5 land for 650,000 is really that good a bargain!

The other day I was checking Facebook and saw a listing from a professional. He said the land was in Brisbane City Council. The name told me it was there! But it was on the westernmost boundary, just across the river from Ipswich. He claimed he could sell it for 500,000 for 1000, for only $650,000! What a bargain!

So I'll definitely check the data right away. It turns out the original owner has only held the property for a year, probably hoping to sell it before the VAT is halved. A year ago, he paid 527,000, and now he's selling it for 650,000 without doing anything.

So why is he not doing anything? Looking deeper, he has not submitted a DA application for reconfiguration, and the Council has no record of it. Looking at the overlay again, oh, it turns out that everything is soaked.🥲

In theory, even if a piece of land is allocated, the operational work cost will not be low, and the resale value will not be high.
