Brisbane's Wynnum new CBD renovation community renewal plan is revealed!

Wynnum, a suburb in Brisbane's bayside area, is renowned for its relaxed seaside atmosphere and well-developed infrastructure. Australia National Property (ANP) featured a property on Clara Street in a YouTube video in April 2024, highlighting the area's high quality of life and potential for value appreciation and redevelopment. The official release of the Wynnum City Centre Suburban Renewal Precinct Plan by the Brisbane City Council confirms ANP's foresight and has made the area a focal point for investment.

Planning blueprint: four core directions

According to the City Council, the updated plan aims to create a new bayside core in downtown Wynnum that combines living, business and transportation. The four major directions include:

  • Highlighting the characteristics of the Bay Area: Preserve Wynnum's landmarks such as the seaside promenade, artificial swimming pool and pier, continuing the resort-style community atmosphere.
  • Expanding economic opportunities: Introduce more shops, restaurants and office buildings to enhance local employment and retail vitality.
  • Increase housing supply: Relax building height restrictions, encourage high-rise residential development, and respond to population growth and housing demand.
  • Strengthening transport connections: Further integrate railway stations, bus hubs and seaside spaces to improve residents' commuting and recreational convenience.

The council stressed that the plan will combine technical investigations, residents' opinions and Queensland government recommendations to ensure that Wynnum's development retains its local characteristics while adapting to future urban growth.

Clear timetable: full implementation by 2026

The plan has clear phased goals:

  • Late 2024 to early 2025: Complete basic research and initial community engagement (first phase input collected);
  • Mid-2025: Release a draft and launch a second round of consultation covering residents, businesses and government;
  • Mid-2025 to early 2026: Integrate feedback, revise the plan, and approve it by Parliament and the state government;
  • Before 2026: Incorporated into the Brisbane City Plan 2014 and officially became the basis for evaluating development.

In other words, the next two years will be a critical moment in Wynnum's transformation.

ANP Video First: Clara Street Case Study

In fact, the ANP released a special video about Wynnum in April 2024, showcasing the Clara Street house. It noted the property's proximity to medical facilities and shopping, and its 10-minute walk to the beach. The video also mentioned that the house sold for A$820,000 in October 2023, and its valuation had risen to A$900,000 six months later, reflecting a thriving market. The video also analyzed that the land's value would increase significantly if it were rezoned from medium-density residential to commercial use. This view aligns with the City Council's latest update direction.

Investment Focus: Bay Area's New Core

With the City Council positioning Wynnum as a key area for community renewal, the area is expected to see the emergence of more high-rise residential buildings and diversified commercial facilities, driving both property prices and rents upwards. Areas near train stations, commercial districts, and the waterfront are particularly attractive for investment.

Thanks to its early understanding of development trends, Wynnum has successfully helped buyers prepare for the market. Compared to nearby Manly and Cleveland, Wynnum has a clearer path to appreciation due to its redevelopment plans, and is gradually transforming from a "quiet bayside area" to an "emerging core."
