Today I will briefly introduce the next land development
Special characters![]()
Some of them are suitable for buying general self-use/investment properties
Friends, they are all very valuable references! (Hurry up and type![]()
The star mark is low)
1. Council
The impact should be considered in terms of the City Plan, development application fees, land premium calculation method, and the openness or flexibility of the channel to land/real estate development projects.
Generally speaking, anyone can check online to find out which council a property is located in, but since the council is so flexible, we in the industry must know first!![]()
Each council has different plans for the area, so the way they charge residents council fees is naturally different. If we compare Brisbane council and Logan council, the Logan council fee is higher than Brisbane.
2. Zoning
This affects the types of projects that can be developed. For example, low-density residential zones allow for subdivision, low- to medium-density zones allow for townhouses/units, and high-density zones allow for apartments.

If you're buying a home for your own use, you'll definitely want to pay attention to the area's density. Some people prefer dense, densely packed homes for a sense of security...
Some people like to live in a super large plot of land, but only if they have a tennis court at home.

so….
When buying for investment, you should definitely consider the area's zoning development. If you know how to assess this, you can consider buying a house on the edge of the zoning. Over time, the area may transition from low-density to medium-density, increasing the value of your land. (I'm not saying buying on the edge is a sure thing! You have to know how to assess it!)
3. Easement
This is a major enemy in land development! It's time to red flag it!
No buildings can be built above the easement, which means the land's usability is greatly reduced. Simply put, I'm being blocked!
Be careful if you are living or investing, if there is Easement at any part of your land,
This means the Council/Government Body/third party has the right of way, and you can't say no! You have to say yes whenever they ask for repairs!
If you want to build a granny flat, add a swimming pool, etc., avoid the canal.![]()

A bigger piece of land doesn't necessarily mean it's better! Plus, this is something no real estate agent will tell you. RealEstate.com/Domain.com usually won't check it! My sister D did, though!
I have talked about so much in the D Sister School of Today, I will talk to you about it in the next issueContour Slope
