I remember inspecting a house in a coastal area for a client. The house was located in a very quiet area called "Juetou Lane." It was two stories high and had a plot of land measuring over 700 square meters, but it wasn't big enough for subdivision. However, the asking price was a bit lower than usual, and the client preferred a secluded lifestyle. The overall atmosphere was harmonious, so after viewing it, I was very impressed and asked Sister D's team to inspect it again.
During the inspection, Ms. D's team discovered that the house had many cracks, and the direction of the cracks was a bit strange. Although it is not uncommon for a house with a certain history to have a few cracks, they generally do not affect the structure (friends living in Sydney should be quite familiar with this).
In Brisbane, however, such cracks are less common.
We typically arrange for a Building & Pest report after the contract is signed. However, this time, we didn't sign a contract. Instead, we arranged for a Forensic Science Service inspection before making an offer. After investigating the structure, a professional structural engineer concluded that the house needed "underpinning," a kind of foundation reinforcement. The entire underpinning project cost approximately AU$120,000 to put the house back on its feet.
Although this property is cheaper than similar properties in the same area, even if you only buy it for the land price, it will still cost a lot of money and time to demolish the house and rebuild it. As a result, we advise the customer not to consider it to save him future troubles.
You should know that buying a home in Australia is very different from buying a home in Hong Kong. Every home has its own set of considerations. Unlike in Hong Kong, where you only need to pay attention to issues like orientation, spacing, and leaks, buying a home in Australia often requires a professional to find the right home!
