Find out if you&#039;re eligible now."},"content":{"rendered":"<p>If you are planning to buy your first new home in Queensland, beware! <strong>First Home Owner Grant<\/strong> Has been upgraded to <strong>$30,000<\/strong>, but this limited time offer will be <strong>Expires on June 30, 2025<\/strong>This article will explain the eligibility criteria and help you take advantage of this important funding.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83c\udfe0 Introduction to the First Home Buyer Grant<\/h2>\n\n\n\n<p>The First Home Owner Grant is a cash grant provided by the Queensland Government to encourage first home buyers to purchase or build a new home.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Grant amount:<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>$30,000<\/strong>\uff1aApplicable to <strong>November 20, 2023 to June 30, 2025<\/strong> Buyers who have signed a contract or owners who have started construction of their own home.<\/li>\n\n\n\n<li>After that, the amount will be restored to $15,000, don\u2019t miss it!<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Before applying, please confirm whether you meet the following qualifications \ud83d\udc47<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Home value limit<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Total value of new house and land <strong>Must be less than $750,000<\/strong>(including all contract changes).<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Only newly built homes are eligible<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Second-hand houses that have been lived in or are being sold as residences are not accepted.<\/li>\n\n\n\n<li>Newly built homes, fully renovated homes that have not been occupied (including kit homes, modular homes, off-the-plan purchases, etc.) are acceptable.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Age requirement<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Applicants must be over <strong>18 years old<\/strong>(Some special cases may be handled on a case-by-case basis).<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Nationality or residency status<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Must be <strong>Australian citizen<\/strong> or <strong>permanent residents<\/strong>, or apply jointly with an eligible person.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">No subsidy received<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You and your spouse have not received first homebuyer grants in other Australian states (those who have received them but have returned them and paid fines can apply again).<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Never owned residential property<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Neither you nor your spouse owned the home you lived in on or after July 1, 2000.<\/li>\n\n\n\n<li>Pure investment properties (never occupied) may still qualify, but proof is required.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Residency requirements<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The transaction must be completed <strong>Move into the house within 1 year<\/strong>, and live continuously <strong>At least 6 months<\/strong>.<\/li>\n\n\n\n<li>Some rooms may be rented out, but the overall purpose must still be self-occupied.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Disqualifying arrangements<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A joint purchase with a relative who does not meet the eligibility requirements but who regularly resides at the property;<\/li>\n\n\n\n<li>Purchases made with funds from unqualified persons;<\/li>\n\n\n\n<li>or other arrangements to circumvent the rules.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Eligible transactions<\/h2>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><th>type<\/th><th>describe<\/th><\/tr><\/thead><tbody><tr><td>New house<\/td><td>Newly built properties that have never been sold or occupied<\/td><\/tr><tr><td>Off-the-plan purchase<\/td><td>New units that have not yet been built or have not yet been stratified<\/td><\/tr><tr><td>Substantially renovated home<\/td><td>Mostly renovated, unoccupied properties that meet tax invoice and certification requirements<\/td><\/tr><tr><td>Owner-builder<\/td><td>Self-build on own land (not a full building contract) and obtain a final inspection certificate<\/td><\/tr><tr><td>Building a house on relatives&#039; land<\/td><td>Building a separate residence (such as a granny flat) on land owned by relatives such as parents, siblings, etc. must comply with valuation and authorization requirements<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Documents required to apply for the grant include:<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Copy of the house purchase or construction contract<\/li>\n\n\n\n<li>identity document<\/li>\n\n\n\n<li>Final Inspection Certificate<\/li>\n\n\n\n<li>Residency declaration and other supporting documents<\/li>\n<\/ul>\n\n\n\n<p>If you are building a house on a relative&#039;s land, you will also need to provide:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Land Grant Statement<\/li>\n\n\n\n<li>Building Contract<\/li>\n\n\n\n<li>Land valuation report<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Differences between subsidies and other benefits<\/h2>\n\n\n\n<p>Please note that<strong>First Home Owner Grant (FHOG)<\/strong> and <strong>First Home Concession<\/strong> These are two separate benefits.
