Have you benefited?"},"content":{"rendered":"<p>While the 2025 federal budget under Anthony Albanese&#039;s government only allocated $858.8 million to address Australia&#039;s housing crisis, its most impactful move may be its prediction of curbing inflation six months in advance.<br>In his budget speech, Finance Minister Jim Chalmers said inflation was expected to return to the Reserve Bank&#039;s target six months earlier than expected, a change that could have a significant impact on house prices and mortgage rates.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Will slowing inflation drive rate cuts?<\/strong><\/h1>\n\n\n\n<p>Since 2022, high inflation has led the Reserve Bank of Australia (RBA) to raise interest rates several times, increasing mortgage pressure. However, if inflation can fall back to the target range of 2%-3% ahead of schedule, market expectations will increase the chances of further interest rate cuts, which will increase homebuyers&#039; borrowing capacity and reduce repayment burdens.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>A$800 million to help first-time homebuyers and single parents enter the market<\/strong><\/h1>\n\n\n\n<p>Of the new spending in this year&#039;s budget, A$800 million is allocated for expansion <strong>Help to Buy<\/strong>, specifically for first-time homebuyers and single-parent families. The government will cover the price of up to 40% for new properties and up to 30% for existing properties, allowing buyers to pay a minimum down payment of 2%.<br>For example, on an existing property worth $519,000, buyers can save about $900 per month on mortgage repayments; on a newly built property, they can save about $1,200 per month on mortgage repayments.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Participation qualifications expanded, income and property limits increased<\/strong><\/h1>\n\n\n\n<p>Eligibility for the Help You Buy a Home program has been further expanded:<br>\u2705 The income limit for couples, joint applicants and single-parent families has been increased from A$120,000 to A$160,000;<br>\u2705 The income limit for single buyers without children is increased from A$90,000 to A$100,000.<\/p>\n\n\n\n<p>The property price ceiling has also been raised:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>New South Wales (NSW):<\/strong> A$1.3 million in major cities and A$800,000 in regional areas<\/li>\n\n\n\n<li><strong>Queensland (QLD):<\/strong> AUD 1 million in major cities and AUD 700,000 in regional areas<\/li>\n\n\n\n<li><strong>Victoria (VIC):<\/strong> AUD 950,000 in major cities and AUD 650,000 in regional areas<\/li>\n\n\n\n<li><strong>South Australia (SA):<\/strong> AUD 900,000 in major cities and AUD 500,000 in regional areas<\/li>\n\n\n\n<li><strong>Western Australia (WA):<\/strong> AUD 850,000 in major cities and AUD 600,000 in regional areas<\/li>\n\n\n\n<li><strong>Tasmania (TAS):<\/strong> AUD 700,000 in major cities and AUD 550,000 in regional areas<\/li>\n\n\n\n<li><strong>Capital Canberra (ACT):<\/strong> Single limit of A$1 million<\/li>\n\n\n\n<li><strong>Northern Territory (NT):<\/strong> AUD 600,000<\/li>\n<\/ul>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Promote modular housing and speed up supply<\/strong><\/h1>\n\n\n\n<p>The government has allocated an additional A$54 million to improve <strong>Modular and Prefabricated Homes<\/strong> production capacity, encouraging states to promote the technology to speed up housing construction.<br>Industry and Science Minister Ed Husic said the investment would establish a national certification system and promote plant investment and skills development, creating stable demand for the industry.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Regional first homebuyer and family guarantee schemes extended<\/strong><\/h1>\n\n\n\n<p>An additional A$4.9 million was allocated in the budget to continue <strong>Regional First Home Buyer Guarantee<\/strong> and <strong>Family Home Guarantee<\/strong>These programs allow qualified homebuyers to make a down payment of just $5%, with the government guaranteeing the remaining balance of the loan rather than jointly owning the home with the buyer.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Two-year ban on foreign buyers purchasing resale homes<\/strong><\/h1>\n\n\n\n<p>The budget also announced a <strong>Ban foreign buyers from purchasing existing homes<\/strong> The ban is for two years.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The Foreign Investment Review Board (FIRB) will continue to block overseas buyers from purchasing existing homes unless they also commit to <strong>Substantially increase housing supply<\/strong>.<\/li>\n\n\n\n<li>The ban will be enforced by the Australian Taxation Office (ATO), with the budget allocating A$5.7 million to 2029-2030 to strengthen enforcement and A$8.9 to deliver 18,000 social and affordable homes<\/strong><\/h1>\n\n\n\n<p>The government stressed that A$1 billion <strong>Housing Australia Future Fund<\/strong> The first two rounds of funding have been completed, providing approximately 18,000 social and affordable homes.<\/p>\n\n\n\n<p>A further $100 million has been allocated to transitional housing programs and $6.2 million to support homelessness services.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Summary: Early curbing of inflation and expected mortgage rate cuts<\/strong><\/h1>\n\n\n\n<p>Although the budget is slightly short of rental assistance, the prospect of curbing inflation six months early will increase the likelihood of mortgage interest rate cuts, further reducing the financial pressure on home buyers.<br>With the expansion of eligibility for the Help You Buy Home program, the advancement of modular housing technology, and restrictions on foreign investment, a new round of housing market
