In particular, rents in Sydney and Melbourne have remained flat for six consecutive months, providing some respite for tenants struggling with rental stress.<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Sydney and Melbourne rent freezes<\/strong><\/h4>\n\n\n\n<p>The latest REA Group Market Insights Report shows median weekly rents in Sydney and Melbourne have remained stable over the past two quarters.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Sydney<\/strong>: The median weekly rent is <strong>730 Australian dollars<\/strong>.<\/li>\n\n\n\n<li><strong>Melbourne<\/strong>: The median weekly rent is <strong>570 Australian dollars<\/strong>, remains one of the most affordable rental markets in Australia&#039;s capital cities.<\/li>\n<\/ul>\n\n\n\n<p>In 2024, Sydney rents will only increase by <strong>4.3%<\/strong>, and the growth rate in 2023 was as high as <strong>16.7%<\/strong>Melbourne&#039;s annual growth rate is <strong>3.6%<\/strong>, which was also significantly lower than the previous year.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>National rental growth slows<\/strong><\/h4>\n\n\n\n<p>Nationally, annual rent increases fell to their lowest level since 2021, at just <strong>6.9%<\/strong>.<\/p>\n\n\n\n<p>PropTrack senior economist Paul Ryan said rental demand is gradually slowing and pressure on tenants is beginning to ease.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&quot;Tenants have been under significant pressure over the past few years. While demand remains strong, landlords are becoming more realistic about tenants&#039; income levels.&quot;<\/p>\n<\/blockquote>\n\n\n\n<p>Increased investor activity and longer periods of vacancy in rental properties are among the main reasons for the reduction in rental market pressure.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Rent overview in other capital cities<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Brisbane<\/strong>\uff1aThe median rent is <strong>630 Australian dollars<\/strong>, annual growth <strong>5%<\/strong>The area has attracted a large number of migrant populations and has become a hotspot for continued rental growth.<\/li>\n\n\n\n<li><strong>Adelaide<\/strong>\uff1aWeekly rent up to <strong>580 Australian dollars<\/strong>, annual growth <strong>7.4%<\/strong>, but remained stable in the past quarter.<\/li>\n\n\n\n<li><strong>Perth<\/strong>:by <strong>8.3%<\/strong> The annual growth rate has made it the capital city with the highest rental growth in Australia, and the current median rent is <strong>650 Australian dollars<\/strong>.<\/li>\n\n\n\n<li><strong>Hobart<\/strong>\uff1aAlthough the median rent is <strong>520 Australian dollars<\/strong>, but weak growth, aging housing stock and cold weather have increased market pressure.<\/li>\n\n\n\n<li><strong>Canberra (ACT)<\/strong>\uff1aThe increase in new housing construction effectively suppressed rents, and the median rent remained at <strong>620 Australian dollars<\/strong>.<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Future Outlook<\/strong><\/h4>\n\n\n\n<p>Paul Ryan noted that rents may see seasonal increases in January and February as colleges start to the year and job changes arrive at the peak of the rental season. However, he expects the increase to be moderate and to level off after the busy period.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&quot;While rental pressures have eased, rent still consumes a significant proportion of income for those looking to rent.&quot;<\/p>\n<\/blockquote>\n\n\n\n<p>While the national rental market is slowing, popular areas like Sydney remain under high rent pressure.
